FAQ's

1)  How much are the annual association fees, what are they used for, and when are they due?
Association dues, set by the Board of Directors, are determined by our annual budget and are used to pay for all common area maintenance and improvements. Owners will be informed of the amount no later than the annual general membership meeting (held in January).  Currently, dues are $370 annually and are due by the last day of March.  Unpaid dues will accrue finance charges beginning April 1st, and dues that are not paid by July 1st may result in additional fines, liens, and/or collections procedures by the HOA attorney.

Please mail your payment to Cotton Creek Plantation HOA, P.O. Box 311145, Enterprise, AL 36331.  We also accept Visa and MasterCard. If paying by credit card, please call (334) 417-0208 to pay by phone.

The HOA's accounting services are provided by Wood Accounting.  For specific information about your account, please contact them at accounting@cottoncreek.org or by phone at (334) 417-0208.  They are our accounting service only and are unable to answer questions about anything other than your specific account. For all other questions, submit them to the Board of Directors using the contact us link.

2)  Where can I get information on the association covenants?
Select the Bylaws/Covenants link, or at the left side of our webpage.

3)  What are some of the most common violations within the subdivision?
The most common violations include owners/renters not edging the grass along curbs and sidewalks, trailers and portable basketball goals being stored in plain view in the neighborhood, and signs (other than For Sale/For Rent) in yards.

3)  I want to make exterior improvements or modifications to my home / property.  Do I need to obtain HOA approval first?
Yes.  All exterior modifications require approval by the Architectural Control Committee (ACC).  This serves to maintain the harmony and uniformity of our neighborhood and, thus, helps to maintain the value of our investment.

4)  How do I obtain this approval?
ACC approval is simple and free.  Getting your project approved in advance protects against the possible cost associated with making corrections to an unapproved project.  Roofs, swimming pools, fences and basketball goals are examples of projects the require prior approval.  If you are planning an upcoming project, please go to the "Contact Us" link and follow the instructions for submitting an Architectural request.  The process includes making a request to the ACC with your intentions.  The ACC will review your plans, discuss your project with you, and then issue approval pending any issues.

5)  What do I do if I notice a street light is out?
Go to the Alabama Power website, and fill out the short outage report, or use the 'Report a Problem' link and give us as much detail as you can and we will submit the info to Alabama Power.

6)  What do I do if I notice a common area sprinkler is broken?
Go to the 'Report a Problem' link, select the 'Sprinklers' send-to option, and tell us as much information as you can about the location and what is wrong.  Our lawn care & sprinkler maintenance provider will fix it as soon as possible.

7)  When is trash pickup day?
Trash routes are performed on Fridays.  In the event that a holiday falls on Friday, your trash will be picked up on Thursday.

8)  What days am I allowed to water my lawn?
Enterprise has been operating for the past few years under an odd/even watering system. If the last number in your address begins with an odd number, then your watering days are Monday/Wednesday/Friday. If the last number in your address is even, then your watering days are Tuesday/Thursday/Saturday. Watering is not allowed on Sunday.

9)  Can the HOA control the cars that park along the curbs?
Unfortunately, Cotton Creek has city streets and we have no control over the parking in the street. However, no one should impede the roadway. Please feel free to speak with your neighbor to come up with a reasonable solution to any problem that you face. Sometimes the problem might be that the house is a rental and may have more than one tenant. However, if the car is broken down our covenants do come into play and the car will have to be removed.

10)  What can the HOA do about barking dogs or other animal nuisances?
This too is an city ordinance. Should you see an animal that is off of it’s leash please feel free to call animal control to report them. Any other problems should be handled by contacting your neighbor and trying to work out the best possible solution.
